Tips for Buying a Home in a Hot Seller's Market

By

Spring has sprung and so has home-buying season. It is no surprise that the process of buying a home presents challenges year-round, but once the snow has melted and the temperature has risen these challenges tend to increase. In a competitive seller’s market, it is imperative for potential buyers to do their homework and prepare themselves for a speedy process. With desirable homes selling in days, or maybe even hours, immediate buyer action is a MUST for any chance at scoring their dream home. Here are five essential tips for buyers who are looking to purchase a home during a hot seller’s market:

1. Get pre-approved for your mortgage, NOT pre-qualified.

2. Select a top buyer’s agent with extensive negotiation experience.

3. Acquire a full team to guide you through the entire process. A single agent will not be enough.

4. Waive any unnecessary contingencies to place yourself ahead of other potential buyers. Decide where you are willing to compromise.

5. If applicable, provide a large deposit along with a strong offer the seller will be reluctant to decline.

Buyers need to be prepared, ready to make a fast decision, and must trust their agent enough to take their advice. Sometimes a full priced offer with no closing costs is what it's going to take to get the house! Not every house can be negotiated!
