Hello everyone, my name is Dave Parker and I work with a great company American Pacific Mortgage. I am an experienced loan officer who has recently returned to the Industry after being away on an extended sabatical of self discovery and finding my true purpose in life; make a positive difference in the world, one person at a time.

I have experiencec on both sides of the transaction, as I have been a licensed Realtor who after a successful six years, transitioned into being a Loan Officer out of Long Beach the for the remaining time in the business, as I love math and finding solutions to financial situations. So being a loan officer was a great fit for me.

The biggest thing I enjoyed about being in the Industry, was the smile each and every client gave me after the transaction closed, during my ten years in the Industry.

Whether it was giving my clients the keys to their new home after the escrow closed. Or hearing from my underwriter, when I was a loan officer, that the loan is approved and I got to tell my clients and Realtor the good news. That always made everybody happy during a transaction, because we all know that the funding is coming soon and another closed escrow. Yea!

I specialize in First Time Home Buyer programs and have a great loan program for Teachers, Police and Firefighters too. Not to mention I’m great at FHA, VA and Conventional Financing.

My goal here is share some great information that you might find useful and educational. As a matter of fact I just tooke a training class today on the Cal HFA Bond Program which allows combined financing up to 105%LTV with FICO scores in the mid 600's and max DTI as great as 45% . A great program for those who need down payment assistance. I'll share more about it with you in my next blog.

That is exactly the same thought, as most lenders are going after the cookie cutter deals. I want to be the guy that will do the loans the others don't want to spend the time doing. We got some great niche products at American Pacific Mortgage not to mention competitive rates. Thank for the encouragement
