Things to Know about Home Inspections in Tooele

There are things to know about home inspections in Tooele UT.Home Inspections

Everyone knows that getting a home inspection report is a must when you purchase an older home. But..... experienced Tooele agents will tell you that new homes, spec homes and homes under construction should be inspected as well. We encourage our home buyers to have that done just before the final walk thru, and prior to closing.

Ask your Tooele Utah agent how to negotiate that so that it means something as you make an offer.

Not only will the report help you learn about repairs that should be made immediately, ( in the case of a pre owned home), it can be a deal breaker if the report reveals  any number of deficiencies on the part of the builder.

Because there are so many aspects to a professional home inspection, many first-time homebuyers know little about the process. We’ve chosen two aspects that we find most of our buyers don’t know a thing about.

1. Report Format

Professional home inspectors use different formats when detailing information about the house. All reports, however, should contain several common features:

  • A detailed description, of the condition of the major systems. (heating, cooling Etc.)
  • Items that may be in need or immediate attention.
  • General maintenance items.
  • Plenty of pictures

Require inspectors to provide you a sample report. Ensure the sample includes the previous items are included and that the report lists what’s wrong, why it’s a problem and how to remedy it.

2. Choosing an Inspector

Home inspectors in Tooele UT are not all the same, choose carefully, any mistakes made could cost you. But..................Remember, the home inspector makes a visual survey. He does not tear up walls or floors to look for problems.

A professionally trained inspector, however, knows what to look for and can spot warning signs.

If you have an agent representing you (and you should) take advantage of their experience with local home inspectors. Advise regarding past performance and reliability is your best insurance policy. Your agent should supply you a list of 2 or 3 inspection companies or individuals that they are comfortable recommending.

The price you pay for a professional home inspection during the home purchase process is worth every cent. Use due diligence and hire the most experienced, professional home inspector in your area and complete your home purchase with confidence.

Where will you find this super-sleuth? Ask everyone you know, including your Tooele real estate agent.

We recommend that you attend the inspection ( if the inspector allows it).  Ask questions along the way. You may want to seek that permission as part of the early negotiation and selection process.
