- What Is The Arizona Buyer Advisory Document? -
When you are looking to buy a Scottsdale area home, your agent will provide you with a document called the Buyer Advisory. The Buyer Advisory document was compiled by the Arizona Association of Realtors and is an excellent source of information for homebuyers.
As of March 2016, the document itself contains thirteen pages and five sections dedicated to dozens of things that buyers may want to learn more about and investigate before moving forward. Besides providing information on the topic, many topics have live links where you can explore additional details from a trusted source.

Common Documents a Buyer Should Review
- This includes a long list of documents that should be read through. Obviously the purchase contract is a big one, but there are other things like the Homeowners Association (HOA) Governing Documents and Disclosures and the Covenants, conditions and Restrictions (CC&Rs). These documents will provide you with insight as to what is allowed or not allowed in the community, such as visible RV's, street parking and so on. Other documents include the Seller's Property Disclosure Report (SPDS), the Title Report, various Inspection Reports and more.

Common Physical Conditions in the Property a Buyer Should Investigate
- This section covers the physical structure and property. It is a pretty comprehensive list of things the buyer should look into if it is important to him/her. Some of the more common ones include roof inspections, property boundaries, insurance history, pool and spa and more.

Conditions Affecting the Area Surrounding the Property the Buyer Should Investigate
- This section deals with items that are off property, but can certainly impact homeowners. Some examples include environmental issues, nearby airports, traffic, crime statistics and so on. Another big one in this section is schools. Links to school websites are provided for reference.

- Beyond the wealth of data included in the previous sections, this section gives buyers suggestions of alternate ways to gather information on the home and area. For example, talk to the neighbors or drive around the neighborhood at different times of the day.

- This final section captures a few other items such as Fair Housing Laws and other real estate entities that may be of assistance.
