When you have a home that needs painting - Should the seller paint it?

When to paint and when to offer a credit to the new Buyer who may want to paint it their own color? This week i visited 2 homes that were for sale all winter and now have expired listings. The first had every interior room brightly painted a different color. There was an apple red, orange, brown and even a blue bathroom. The home owner was puzzled why her home did not sell while many in neighborhood had. One of this was buy me, which is why she called me to help her sell her Manchester NH area home.

 

The fact was clear that the interior colors were not inviting to all Buyers. Carefully after walking through the home I let her know what she could do to improve the chance of selling her home. She snapped that "she loved these colors" and it was here home. If this was the issue why did her other agent not tell her this?"

 

After a short talk she came to the realization that the old agent had not given her any tips to sell her home. The fact was she had not even seen them in 6 months since she listed.

 

We spoke about how I like the colors too, but not every buyer will. Having a neutral color appeals to nearly all buyers and will assist in selling the home. In the end she was offering a $10,000 credit for the buyer to paint, but none made any offers. When i told her a professional painter could paint her whole home for under $2500, she smiled. She is ready to sell and ready for me to sell it. She is going to move some unused furniture out and get the interior painted. She was so happy she called me and that i could explain to her how best to sell her home.

 I am very torn by the subject because; if a seller does a repair such as paint the house or put a new roof on they usually do it  on the cheap. I would rather take the allowance and have my buyers pick what they can live with  Scott Godzyk

It's always a catch 22 to paint or not to paint. I have seen people but what they thought were neutral colors and the buyer hated it.

In the end, the pictures are what the buyers see that makes them love the house and want to see inside, or disregard it entirely.  Painting makes those pictures online way more inviting to all buyers.

Scott Godzyk as long as the home is what my buyers like, I educate them to ignore the things like color and carpet.

However, from seller's point of view, neutral colors do sell best!

Scott oh this post is so timely!  I told a seller (also a friend of ours) exactly what color to paint and why he should do so and what would happen if he chose not too. Being stubborn (his description) he refused to paint. Months later his home didn't sell, he reduced the price significantly and now 'get's why if he would have done the cheapest fix around - paint - his home could have sold months ago.

Scott, I am of the school for the seller to paint and ready the home for a love affair with buyers.  I do understand there are some circumstances where sellers cannot or will not do that.

It's rare we see wild colors in our Southwest area but when we do it's usually a big turn off to the buyers.  We highly suggest homes are painted nice, soft, neutrals before going live on the real estate market.
