Mary, Mary, quite contrary, Why did my house expire?

There are so many issues that determine how a house sells - Price, Location, Condition, etc.  

Price of course, is king.  It can really make up for everything else - location, condition, bad layouts, etc.  But once you've got that settled out, the big thing is to make sure people know your house is for sale and want to come and look at it.  After all, if you don't get anyone through the doors, what are the chances the house will ever sell??

How do you get them through the door?
 Marketing.  

I just want to point out one little bit of that today.  I ran across these photos lately in the MLS.... Do you want to go see these homes?:

Is this good marketing?  Is this going to get buyers into your home?

Now agents, there is no excuse, I won't even worry about you - mostly because if you're this bad, you likely don't blog or read blogs or visit the internet much.

Please, sellers, do yourself one huge favor.  No matter who you list with, LOOK at your MLS listing.  Ask for a copy of it and see how your house is being represented!!

90% of my buyers will not see a house with no photos - do you have photos??? Don't buy into the old school idea that no photos means calls.
75% of my buyers will not want to see a home with just exterior photos.  Do you just have a front yard shot?


These are personal stats from people I work with every day.  The more photos, the better the chance they'll go inside, with my clients.  

The better the photos, the more they want to go inside!  

Make sure your agent is using the best photos they can get of your home!!

the lack of pictures are a pet peeve of mine too.  At least one main photo would help!  It is amazing in this slower market that an agent can't get a picture on.

Mine too!!

But i worry about the sellers! Do they even know how their home is being represented?  Why do people not check up on their agents work?  I like that people trust us to do a good job, but.... some sellers are getting screwed and don't know it when all it'd take is to google their home and they'd know!
