Braemar Property Values: January-February 2016 (Ryan Homes)
It is time for another Braemar Property Value Report. This one is specifically for houses built by Ryan 
Homes in Braemar.
There were four Ryan Homes that sold in the first two months of the year. The low sold price was really low at $325,000. The high sold price was $540,000. Quite a difference between the bottom and top numbers. The average of all four gives us our new average market value of $435,000 for Ryan Homes in Braemar. That is nearly 7.5% lower than last report and 9% lower than last year. Again, remember we have a crazy low number bringing down that average. For the most part, home values in Braemar have been fairly stable over the last year.
If you placed your Ryan Home on the market, priced to current conditions, this report indicates it would be under contract in less than three months. Please bear in mind this average marketing time is for homes marketed during the final months of 2015. The last Ryan I listed in February went under contract in 6 days. More accurately, this report indicates you could expect to pay over 1.5% of the sales price in closing cost help to the buyer.
