Katy Real Estate News - Katy Real Estate Agents know that the Master Planned Community of Grand Lakes is Special

Katy real estate agents, like many members of the general community know that there is something special about Grand Lakes.  Few communities in Katy and West Houston have more lakes, more walking trials and more pocket parks than Grand Lakes.

Developed from the beginning to be kid friendly, few communities go out of there way more to provide sites for great activities for kids and adults.  Grand Lakes is actually a master planned community and features multiple of pocket parks, tennis courts, lakes and activity centers.

Also, few neighborhoods in Katy have help and increased values more.  I will be listing a house in the next few weeks that were purchased for about $140,000 just a few years ago and will go and the market for over $190,000.

This rate of return was not uncommon around the country during the real estate boom.  However, Katy Real Estate has remained relatively affordable over the same time and this Katy Realtor will tell you that this rate of return is wonderful.

Homes in Grand Lakes range from the high $100,000 to over $500,000 and is an excellent community to raise a family in.  Grand Lakes is also zoned to excellent Katy Schools.

A question that I get asked often is what is a master planned community and how is it different from a normal neighborhood? 

 Let's use an example from Katy Texas.  I live in Chesterfield (a neighborhood but not a master planned community) Chesterfield is an awesome neighborhood with a pool, tennis courts; it is close to dining and recreation.  The neighborhood has beautiful home and mature trees.  Some neighborhoods even have lakes or walking trails.  Chesterfield is truly stunning.  However it is still not a master planned community.

A master planned community has everything a neighborhood has, however, it has more and it is more - thought out - it has a more detailed game plan from the beginning.  Chesterfield has dining around it and recreation but it was not planned by the developers of the community.  These establishments honestly came around in a happenstance manner.

A master planned community has pad sites set aside for retail and restaurants.  Additionally lakes, hiking trails, bike routes, parks and small waterparks (all of these or at least a few are part of the master planning) are worked into the community.  High speed internet and high tech pest control systems may be mandated by the community.  School sites are planned in advance and so much more.

Master planning a community is more than just coming up with an idea for a neighborhood, naming it, building the entry and dividing lots.  A master planned community like Cinco Ranch, Grand Lakes, Seven Meadows or Firethorne can take a dozen years to build out.

Master planned communities have dozens of advantages and are loved by many home buyers.  However, other home buyers prefer smaller more intimate neighborhoods.  Now that you know the difference, work with your realtor to find out more.
