What happens when you don't follow the advice of your Realtor?

 

Here is an example of what happens:   Look at the bottom of the grid...  The seller insisted on listing his home at $650,000 in a very slow market and the seller was not in town to watch his property deteriorate as it sat vacant.   On 8/26/15, the seller listed at $650,000.   There was a flurry of buyers looking at the property in the beginning.  Feedback was taken and given to the seller with each showing.    He slowly got discouraged because he didn't want to spend a dime painting his home a different color or paint the rooms that were all strange colors or even fix a leak in the garage.  The painter even offered to do part of it so we could re-market the property with new photos. 

    

   

Look from the bottom up on the chart below.   He started at $650k and ended up at $510k!   It's only speculation, but don't you think he would have netted more if he would have spent a little on the front end and followed the advice of his agent to paint and fix up before listing?   I "think" he could have sold around $625k not $510k.   Speculation, but experience tells me so.

In my  experience it has been that when sellers chase down the market they end selling for a lot less than they could have received if they priced it correctly or below the market. Now add in there holding costs..... a recipe for failure, Endre
