Potomac Shores Is Charming Northern Virginia New Home Buyers

Potomac Shores is now called home by over three hundred home owners and many more are under construction. There is not a day that goes by that we are not seeing the neighborhoods change as someone new gets welcomed to the neighborhood. The sales pace this spring is brisk due to high demand, low inventory and quite frankly the amenities that this community offers. 

 

What is Potomac Shores you ask?

It is the vision of SUN CAL Development of California who purchased the  2000 acre Cherry Hill peninsula and created this  new destination community along the Virgina side of the Potomac River in Prince William County. The vision is in full swing and was designed to have a Coastal Tidewater feel with each home featuring a front porch as well as many having back porches and extended outdoor living spaces as well. The street scapes are really coming together with some streets near completion.

The vision is paying off and being well received by buyers up and down the east coast.  Potomac Shores is the only community of it kind along the waterfront and will eventually be home to over 4,000 residences when complete. There is much excitement as buyers see the vision coming true and look to the future with anticipation of a planned water front town center, five star boutique hotel and largest marina in the Northern Virginia area. This will take years to be completed and buyers now see are seeing the vision take shape as more amenities open.

In May 2013, I was actually part of the original sales staff at Potomac Shores for Ryan Homes. I knew the community would be something very special the minute I stepped foot on the property and walked though the just the framing shell of what would be one of the Tidewater designs. I quickly called my boss at the time and said "I need to be able to sell this community! " he said yes and I enjoyed every minute of working at Potomac Shores.

Sadly life had other plans for me and I found myself having to give up a position I loved with Ryan Homes in december 2013. Now several years later I have had the opportunity to help many people acheive their real estate goals in Prince William and Fairfax County as a REALTOR.  I have been in real estate sales for 30 years in Prince William County , over my career I  have had the opportunity to work with three large builders as an  on site sales representive.  Now I find myself on the other side helping buyers navigate building a new home or finding that wonderful resale home. 

Why do buyers fall in love with the Potomac Shores Community?

Listen as my identical twin and now partner Peggy James shares her excitment and observations about the community. She  did just over three years ago and even though it is  three years old the feeling are  the same when  people visit the community for the first or second time!

The day she did this video no one had even purchased a home yet. Peggy had just come from the developers open house for Realtors and was excited at what she saw. The funny thing just as of four months ago she became a new home owner in Potomac Shores in the very home style she was so excited about. She had no thoughts of moving but many times you have no idea what the future will bring. I can tell you she thinks is was the best decision she has made. She and her husband just love the lifestyle the community offers them. 

 

What are the real prices of the home at Potomac Shores?

Fast Forward  through 2014 and 2015 and Potomac Shores proved to have a steady pace but starting in November 2015 a switch turned and sales have been robust since! More and more local buyers who were taking a wait an see view of the community have made the decision to make the move. As more and more amenities open to buyers started to take notice from all over the region. I find my buyers are coming from all Arlington, Alexandria, Springfield, Manassas  and even from Richmond. Buyers are seeing a community that cannot be matched by any other location. This is still a ground floor opportunity but it is shifting away from that fast as they sell out the first neighborhoods. As I write this post base prices start in the high 400's for Ryan Homes and NV Homes start in the low $600's but once a buyer adds their personal design selections the  reality is homes in Potomac Shores cost between $540,000 to $1,300,000.

 

Let's talk  about the value buyers are finding in this community

Potomac Shores has something for everyone and all the floor plans come with amazing standard features. If you own a home that is outdated or older in Fairfax County you will not believe the value you get here! If you are renting or thinking of renting in Fairfax County and have a single family home in mind and want a home under ten years old you will not find anything under $3900.00 a month in rent or $600,000 and it will include no amenities and be at least  ten years old or older and less energy efficent! Ouch!!  Many buyers are finding they triple their living space and get a beand new home for the pricce they are paying close in. Once the VRE is completed I have a feeling prices will jump so now id the time to buy.

 

Fast Forward to 2016 and what look at what the community offers it's homeowners?

  • Over 300 +buyers have chosen Potomac Shores to call home and increasing weekly.
  • The Jack Nicklaus Golf Course is open and was just honored by Golfweek Magazine
  • The Golf Club is open and is open to the public stop in for lunch or dinner you will not be disappointed
  • The Shores Club is scheduled to Open in June 2016 with two pools and and a total of 13,000 sq ft state of the art recreation facilities along with amazing outdoor spaces for homeowners to enjoy with neighbors. 
  • Are you Engaged if so you may want to put  Potomac Shores Golf Club on your lists of venues!
  • Are you a History Buff if yes, you will be thrilled to learn of the discovery on banks below the the future town center they have discovered Cockpoit Point intact trenches from 1861 and what will be done to maintain them as the county and developer partner to save a piece of history.
  • The Canoe Club and 100 ft pier on the shores of the Potomac are under construction for enjoying the water front with kayaks and paddle boards in the near future.
  • VRE on site station is ready to start construction on the banks of the Potomac for 2017 opening.
  • Potomac Shores Elementary School is under construction on the entrance of the community with opening in Sept. 2017 and will service K-8th until new Middle School is completed!
  • The Sports Complex consisting of nine fields dedicated to Little League, Soccer and Soft Ball are under construction near the school complex.  
  • The new Neighborhood The Crossings is now selling base prices starting at $480's with spectacular home-sites many backing to trees or the golf course.

Are you ready to visit yet?

Each time I write about this community there  is always something new to talk about! If  you are a buyer reading this post every once in awhile we will see an Immediate Delivery Home that has fallen out of contract these typically do not stay on the market long and can be moved into with in 30-45 days. If you need an Immediate delivery home let me know so I can keep a watch for you. We will also start to resales come on the market throughout 2016 as the original owners receive transfers orders for their jobs it's just the nature of how things work here near the nations capital. If you need or wan tto build plan on a five month delivery time frame. So if you need something for when school starts in the falll you may be to late already.  Most builders in Northenr Virginia are now quotign September 2016 delivery times.

There are many different new home  communities in Northern Virgina and I would be happy to show you any of them. I am finding many buyers just can't get this community out of their minds and for good reason. Nothing in the Northern Virginia area has the type of amenities this community offers. Let's Talk Resale Homes

There are so many floor plans that have and will be built at Potomac Shores it is hard to compare one to another. At one point they had 17 different floor plans and have adjusted the offerings as needed to keep the community growing and keep the street scape from looking cookie cutter. When it comes to resales sellers will need an agent with a clear and in depth knowledge of homes at Potomac shores and how their home compares to the new homes and other resales  to be able to compete and price properly. Not all REALTORS will have that knowledge.

We have maintained a library of  information since the beginning of the community.  We know the subtle changes made to the different models, we know what was standard when building your home and what was optional. We will know immediately upon viewing your home what you have added after you purchased to add additional value.  If you have a true Tidewater style original floor plan your sales price will be  very different than lets say one of the lower priced later models. If you back to the golf course or treed section again a very different price. We would be honored to use our knowledge and on line marketing presence to flaunt your home. News for Buyers- And for buyers working with some who knows the community inside and out from the beginning can really help you to know what you are looking at. Builders do not put their sales in the computer so the data on line will not appear till six months or longer in the tax records. It is hard for you the buyer to determine which is better for you building or buying a resale. If you look at the tax records it is hard to make sense of the data. We know we look at it also to make decisions. You may be wondering how does this community compare to others inthe general area. We would be more than happy to walk you through this data when you become a client.  We hear of people who will be moveing  in the upcoming months or  hear of a home that may fall out of contract long before it hits the market and show up on the real estate feeds.  If we know what you are hoping to find we can let you know when we hear of something.  That way you have the option to build or maybe even find an  an existing home if it is available.
