As a home stager who has turned many a sow's ear into a silk purse, I can't change the size, can't change the location, and rarely can I change the price (but I certainly affect the final selling price). So if all of those things remained the same, why did a listing with considerable market time go into bidding war within hours/days of my staging?

The answer is that our staging revealed the value of the property.
Our staging technique evoked subliminal messages in our guest's minds,
that told them to buy now, bid high, do it today!

Price suggests value,
it is in the eye of the beholder to determine if it is the correct price.
The price is correct when I (the guest/potential buyer)
determine that the sum of the pieces (size, location, etc...) is of value to me.
I then match the price to those things I value,
and then make my decision as to whether or not I bid.

While some things are priced incorrectly, and price adjustments may be necessary,
what is really happening is that the price is adjusted to meet the value that the market places on a house.

So sometimes, we (as stagers) can unlock the hidden equity in a house,
and increase its value,
by strategically designing a staging program that is attention directing (not attention getting).
By directing the attention of the guest to a previously hidden or subtle equity builder,
we increase the subliminal value of the house,
and usually live up to our assertion that home staging sells houses for more money and in less time!

I may be biased, but especially in a tight real estate market, landscaping is crucial.  I run a NYC landscaping company.  We work with real estate stagers to prepare the property for open houses.  Both interior and exterior there is not and less expensive way to catch the eye of a perspective buyer.  A blast of color and a well manicured property can make all the difference.  It is hard to calculate how much the landscape will peak interest or raise the asking price, but it definitely works.
