I Want the Septic Installed In the Yard, Not In the Pasture
I have a listing of a 10 acre horse property in Eastern Pennsylvania, On the property is an older brick home in good shape, except for the fact that it needs updating. It also has a matted four stall barn, lots of pasture area and an in-ground swimming pool.
The property went under agreement and the Buyer had a home inspection done which included having the septic inspected. The septic inspection failed. The result is to install a new septic system, but first, a perc test is required to find the best place to install the new system and to decide on the type system that would be best suited determined by the results.
Certain areas of Eastern Pennsylvania have wetlands and wet areas, where the ground does not perc for a normal in ground system with a drainfield. For the in-ground systems, the ground must absorb water within a certain amount of time as per the result of the perc test. The wet areas, as you probably have guessed already, will not absorb the water or it takes much too long of a period of time to absorb. These areas usually require a sand mound for their septic.
This particular horse farm is located in a nice, quiet area, surrounded by woods and pastures. The acreage happens to have some wet areas, which is why the septic test of the in-ground system failed.
The Township Septic Enforcement Officer (SEO) along with the septic company came out to determine where on the property would be best for a septic. After walking around the 10 acres, they had determined the highest point on the property where it would perc. This happened to be in the one pasture.
The Buyer was dissatisfied with the result and wanted it to be somewhere in the vicinity of the house in the yard. She did not want the pastures disturbed. The SEO explained that this was the only possible spot for the septic since it was the highest point on the lot.
The Buyer at this point decided to withdraw the offer due to the fact that the result of where the septic would be placed was not satisfactory to her. If it could not be placed in the yard, then she did not want the property. (I want to mention that originally the Buyer was extremely anxious to purchase the farm.)
