The Art of Selling Large Acreage

There are so many ways to market large acreage tracts of land. From the traditional method of putting up a sign, print media to multiple commercial Internet sites, there really is an art to selling large acreage. With the advent of drones and custom videos, selling a large tract of land offers many ways to creatively show-off the hard to reach corners of the property.

 

Large tracts of land often pose accessibility issues, topographical issues as well as types of native growth, water, cattle or other terrain challenges. These can all create a more than optimal showing situations and pose restrictive photography issues. Thereby, being able to properly market and sell these large tracts takes a bit of creativity, patience and perseverance.

 

Today I met a professional pilot who owns a drone photography company out at a 1,200 acre ranch. They specialize in large tracts of land as well as being able to photograph the most challenging sites such as oil and gas rigs, off-shore sites and many other unique properties.  We spent a lot of time prior to the shoot researching the weather, sunrise times and understanding the topography of the land.

 

We met right before sunrise in order to maximize the angle of the sun as it rose on this property. The results were dramatic, creative and stunning. Having the drone maneuvering over this property helped us to highlight the hard-to-reach places and with a bird's eye view. From a Developer's standpoint, these types of photographs will be invaluable when assessing this type of property for development potential.

Hi Paula - Drone photography has become an invaluable resource for marketing many types of real estate, but it's perfect for large acreages (and I've seen it used to excellent effect for interior shots of large luxury homes!)

When it comes to selling large acreage, marketing/photography is just one of the issues you have to deal with. Listing large parcels can bring with them problems with encroachments, mineral rights and environmental issues. Selling acreage isn't for amateurs.

Drone footage of houses and acreages are awesome!  Great way to market a property even if its not for a acreage.  I've been wanting to get a drone for a couple years now for real estate photos.  It would be a great business write-off too!  Glad I'm still waiting, because it seems like there are more and more rules and regulation on flying them coming out all the time.
