The Warren County Ohio home market has been short on homes for buyers over the last few months. As of this afternoon, Cincinnati MLS lists 765 single family homes not under contract and 80 condos not under contract in all of Warren County. While that's not totally unusual during the winter months, the fact is the pendulum has shifted from the buyers to the sellers over the last couple of years.
While not that long ago there might have been several viable options for a particular buyer's needs, and negotating leverage when a home was found, we're seeing that leverage evaporate. In the best of the best areas, affordable homes are lasting a few days, if even that long. Lots of showings and bidding wars are no longer uncommon. And that's assuming that there are ANY homes for sale in a particular community. A fair number of the subdivisions we track have ZERO homes for sale.
But there might be some hope for buyers, and that's a combination of the usual "we were waiting for Spring" home sellers and those recognizing that now might be a good time to put their home on the market. They're informed and watching neighborhood sales and recognizing the housing shortage can mean a higher price for them.
We're personally getting more calls asking about market conditions, so we think the home seller hibernation in Warren County is coming to an end. Stand by to see MORE homes come on the market in the next few weeks.
