The Colorado real estate market has been crazy over the past couple years.  Finding the perfect affordable home for a buyer is no longer an easy task. 

 

If buyers are trying to find a home with too many restrictions, they can search for months before the right thing comes on the market and when it does, they will typically sell for over asking price.  I have seen many homes hit the market one day and have 10 offers by the close of business.  How can a buyer compete in this market?

 

Of course, having the right Realtor to guide them through the journey is crucial.  The other thing they need to do is be ready to jump and be ready to jump HIGH!

 

There are still lots of folks who just can’t bring themselves to pay over list for a property.  Their search may take years.  And then there are the folks who want to offer less than list.  As a Colorado Realtor, I will write an offer at under list for a client once.  When they see that the old theory of offering less for a property gets them absolutely nowhere, I let them know that we can’t take that approach again unless the home has been sitting on the market for more than 7 days. 

 

If the home is priced right and in fair condition, it will sell within the first three days in the Denver Metro Area.  Of course, there are exceptions.  Some properties have restrictions as to who can purchase the property by age or owner occupied status.  Other homes have major defects which most buyers do not want to take on at an inflated price. 

 

Bottom line – Colorado buyers need be abreast of the homes as the hit the market.  That means searching more than once a day for the right place.  When it hits the market, they need to grab their socks and fly out the door.

Hi Belinda, sounds just like the Charlotte market these days, especially for "affordable" homes. Unfortunately, it still takes some sellers a while to understand they do have to jump through hoops and we're not just hard selling them.

Hi Belinda,

I hope your clients read this article. It is frusterating when clients make an offer on a house that they really want at way below the asking price.  Homes in our area are scarce.  I had someone want to write an offer at 19,000 below asking price. They got a heated letter from the listing agent and of course they did not get it.

Hi Belinda - It's a very difficult market, and the more restrictive the search, and the more a buyer wants a deal, the harder it gets. Buyers either figure it out pretty quickly or are doomed to repeated failure.

We have a lot of inventory, BUT, we have the same issue with entry level priced homes that all the first time home buyers want being one house for about every 10 buyers.  This spring I seemed flooded with those buyers.  I was very fortunate that I got half of them a house already, still digging through the haystack on the rest.

Hi Belinda Spillman , We see it all the time where Sellers are offended when they get lowball offers, but when they are having to buy another home after selling theirs, they get offended because the Seller won't accept THEIR lowball offer.  It's definately a Sellers market in Elkhart right now, so Buyers are losing out right and left, because they won't pay what the homes are worth.

There is always a lot of demand for the homes in the lower price ranges and they don't usually stay on the market very long, so the buyer needs to be ready to act when they find a home that they love!
