The Dutchess County NY Attached homes - February 2016
Dutchess County NY February 2016 update for the Co-op, Condo, and Townhouse showed 16 units sold; a 44.8 percent decrease, since there were 29 sales in February 2015. Sales was also down from January when there were 30 Units sold.
The absorption rate rose to 15.37 months compared to 10.3 last February.. Hopefully this trend will not continue.
The average selling price increased slightly to .8 percent from $192,354 last year to $193,906. The median price saw a substantial increase,of 18.9 percent going from $159,000 to $189,000 this February. An analysis of the chart below shows January average and median prices were much lower.
These units were on the market 26 more days this February, a 19.4 percent increase.
There were 54 fewer homes available for sale this February, and purchase offers decreased by 1 unit or 3.4 percent.
