Technology Tool KitMany bloggers here are super geeks aka techy genuises.  You know who you are. You can look away now. For those of you still looking, I'd like to share a tiny corner of my REAL ESTATE TECHNOLOGY TOOL KIT: 

Contact Management:  Agent Office is my contact management software of choice.  It works well especially if you have a team.  But what I use doesn't matter.  Just use something.  "How you gather, manage and use information to serve the needs of your customer will determine whether you win or lose in your business" - Bill Gates in "Business at the Speed of Thought".   For a complete list of Real Estate Contact Management Programs, visit Gary Hall Online.  This is not an advertisement for Gary - at least he's not paying me to say this.  I think he is a great guy and he was very helpful to me when I was upgrading my Agent Office software. 

CMA Program - I use Tool Kit CMA by Realty Tools. The CMA presentation is professional looking and pretty impressive for such an easy to use web based program. 

Seller Communication - This is a cool little program.  HomeFeedback.com.   Seller's love it and agents really do give me feedback at a pretty high percentage of return. 

Printing -  I love Express Copy.   L-O-V-E.  $39 for 100 flyers.  I don't want to be in the printing business so I order my printing online and usually have it the next day.  And they are in California and I'm in Connecticut.  I also use Color for Real Estate.  This is a fun company with some creative stuff.  Good prices, fast turnaround. They even have a secret handshake club. 

Screen Capture - If you don't use Snag It, run don't walk to get it.  Or just get out your credit card.  NOW.  This is one of my all time favorite programs. 

File Organization - Some kids were born with artistic abilities.  My sister was born beautiful. I was born organized.  I'm moving to paperless with Paperport 11.   I don't bother to scan. I just fax the stuff to "my magic fax number" at MaxEmail. It arrives as a PDF which I file in my perfectly organized Paperport files. 

Online Backup  - Carbonite is "non-stop, unlimited, automatic backup over the internet."  UNLIMITED and CHEAP.

Marketing - The small town I live in is my niche. I have a neighborhood website from My Online Neighborhood.   And I send a newspaper every 60 days to my whole town.  Custom House Publishers makes it easy!  I got a listing last year because the seller said he received my newspaper "every week".   I like Agency Logic to do individual web sites for my listings like the one at 29 Sawmill Drive.   Imprev produces some very professional flyers and I've also used HP Real Estate Marketing Assistant.  And of course, there is the old standby, Microsoft Publisher.  I've been using MSPub since the day it was born. 

Photographs - I use the wonderful Flickr for online photo management and sharing.  I get most of my photos, including the one here, at Istockphoto and at YotoPhoto.   I keep it simple and use Microsoft Digital Image Suite for my photo enhancement.

 That's just an itty bitty corner  of my Technology Tool Kit.   I'm working on a followup called "When you want to eat, technology is sweet".   Stay tuned.

Linda: I was all excited about being the first to comment, and here you are commenting on your own post:). I don't really understand all that there technical stuff, except for Flikr, a picture parking place that I use. But I do understand why you use that stuff. Its got to make business management easier, more efficient, and cost-effective. You should already have a star for this. Unlike an arrogant newbie I've come across who gets starred for nothing-posts.

Linda - blogs take no technical ability what so ever.  i like your list, i use some of the same services and will click on your links to check out the rest.  i do want to comment that I think it is strange that a woman, like you who is even over 40, would know anything about any kind of technology.  Don't you have to be male and in your late 20's to really get this stuff? :)  At least don't you need an advance degree?

I read Bill Gates in "Business at the Speed of Thought" many years ago (it is an old book for those that are not familiar with it.)  I decided to read it again about 6 months ago and was amazed at how accurate his predictions were about the way we do business today.  When I read it years ago I was skeptical.  He was right on!

Great sharing, Linda. I use Agent office and love it. I also use Express Copy but am not fond of their website functionality. However, service has been great - I order in the morning and they often ship to the post office later that day. How cool is that? Some other great suggestions I need to check out. I put all my pics in Kodak but also on my hard-drive since they differ in terms of size, and photo quality. I often set up a gallery of pics for a buyer and then email them the link to the Kodak gallery. And it's free.

I have thought about Homefeedback but I don't like their questions. Plus the response does not seem to be very good, adn I have some issues with getting feedback anyway. But the idea seems to appeal to sellers from a listing perspective.

Have heard good things about Lookylooz for individual websites but have not used them personally.

Thanks for all your ideas! Any upcoming predictions?

Lot's of great tools there.  Now, if one of them can just help me with a logo idea for 2AJG.  I am pretty cheap when it comes to software.  I try to use the freeware programs or the trial period programs and milk them before my time runs out on them.  Right now, Adobe is offering free trial periods on a lot of there products, so now is the time to get stuff done if you are cheap like me.  I just got the Macromedia Flash8 Pro (at least for 30 more days).  I am learning to write Flash files (how fun) :)

Express Copy - wonderful.

You fax instead of scanning? It would take me longer to send a fax than have everything scanned through my H.S. Fujitsu ScanSnap and quickly stored in .pdf

Sharon - Yep, I have an awesome fax machine at work.  For me it is the quickest way to do it. Someone just faxes everything to me.  I never touch it.  I can do the same from home or anywhere.

Jason - Snag-it lets you try it for 30 days.  Give it a test drive.

Thank you Linda! Carbonite will be my next investigation. Since you mention iStock, I am an iStock member and have credits with them. I tried to download a photo from them and the iStock name was plastered all over the photo when I downloaded it. And yes I bought credits. Just curious if you know what I did wrong (I always assume it was me lol)

Linda - GREAT list!  I love Express Copy and CFRE - have used them both for years at this point.  I'll have to check out Snag It - haven't heard of that before.  I have a Fujisu ScanSnap, or is that SnapScan....any way, I have that beautiful little scanner sitting right on my desk.  I stack up the things I need to scan, and it does a beautiful job, and I now have condo docs, contracts, deeds, etc., right there on my computer, all saved as .pdf files.  I can email anything and everything that could be needed for any of my listings or sales.  It is a beautiful thing! 

I'll be checking out the other things you mentioned - thanks for all the links!

You are awesome! Thanks for the great info. One tool I've used quite a bit lately and really like is cutepdf.com.  You can download it for free!  Anytime you want a pdf of anything all you have to do is click file, print and choose cutepdf as your "printer". It automatically creates the file as a pdf. Instead of faxing a contract to a client, I can save it as a pdf and send it via e-mail as an attachment. Maybe I'm a little behind the times, but I thought I'd share.

I just signed up for Homefeedback.com.  I can't wait to get started!!

Linda- I use a few of your tools too.  Express Copy- They have such a quality product! I've even had other agents call me asking me about them.

And HomeFeedback- It saves hours in followup!

And Agent Office- I am trying to get my hands around it. I find I still like Outlook better...

I personally use that one....it works great has NO learning curve and IS FREE!

I also use photobucket for my picture storage, I can break them up into different albums and organize them several different ways.

love, Love, LOVE Snag-it! Thanks SO much for bringing it to my attention.

A couple of products I've used and have been very pleased with are PrimoPDF and RingCentral. PrimoPDF is a free PDF 'printer'. RingCentral is my toll-free number which forwards to my cell. Additionally, I have a dedicated fax line attached which sends new faxes directly to my email so I can pick them up anywhere. We have a team of two and both of us receive all faxes so we're both totally in the loop. It's awesome!
