My sellers living in upstate NY, and this property has been a rental.  Needs a lot of work and " loving".  Comps show it should be around 189,000.   Despite multiple conversations AND emails with comps, very low activity in a steadily improving market, I can't get my seller below 219,000.    We have had an offer of 150,000, which she countered back at 200K

Any suggestions?  3 bedrooms 2 baths, W&D, back yard, historic district of Chestertown...

 

HELP!!!!

If she countered back with $200K then you know that's her bottom line (for now).  Maybe a lowering to the $200K is all she needs to get people looking.

Retha, I only ask why you took an overpriced listing without a pre-approved price reduction in place. If you know in your heart that the property cannot sell at the listed price...and the sellers are not willing to discuss price reductions...walk now rather than later.

Vickie-- I agree with you, and normally I do have that in place,  it was a referral from her mother, whose house I sold a couple of years ago.  I may have to walk!

I'm not sure if you have "Broker Tours" in Maryland on your listings.  Agents in my office have been getting feedback sheets filled out at the tour and sharing them with their sellers.  When there are many agents saying the price needs to be reduced, they seem to be listening more closely.  This way you can show them it is coming from many people in the market place, not just you.  Good Luck!
