What really fries my butt (yes—that would be one hekuva fry pan!) are Realtors®/agents who keep a listing "off market” in the chances of selling it themselves "in-house" but then after no success place it in the MLS for the rest of us to now sell it for them! One listing just went on the MLS with a list date of December, 2015, but was just placed in MLS--It shows 1 day on the market. How about a "real" number instead?
If I’m a Realtor® or consumer, I’d like to KNOW that information as leverage when writing an offer. It also demonstrates the property was rejected by the public when exposed by the Realtors who attempted to sell it off MLS. So this property listed in December of last year should show a DOM of 120 + 1 day!
Our current market here in the “Wine-Country” of Sonoma County, just 1 hour north of the Golden Gate, is a market striking in its scarcity of product. This market fuels the FSBO. Think about this--they see these Realtors®/Agents keeping houses OFF market in an attempt to sell it themselves. Flyers state, “Not In MLS!”. Many of these Realtor®/Agents substantially reduce their brokerage fees or want to keep it all to themselves. And then we lament and wonder WHY a homeowner would want to sell without a Realtor®/Agent!
