This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 5.5 percent, for new homes down 11.9 percent and for resale condos up 11.0 percent. The sales volume is down for resale homes 5.3 percent down and up 1.0 percent on condos and up 27.8 percent for new homes.
- Mission Viejo Zip Code 92691 sales prices are up 13.5 percent and the sales volume is up 3.6 percent.
- Mission Viejo Zip Code 92692 sales prices are down 4.0 percent and the sales volume is down 1.5 percent.
- Aliso Viejo Zip Code 92656 sales prices are up 22.9 percent and the sales volume is up 16.5 percent.
- Laguna Niguel Zip Code 92677 sales prices are up 3.5 percent and the sales volume is up 18.3 percent.
- Rancho Santa Margarita Zip Code 92688 sales prices are down 10.3 percent and the sales volume up 7.7 percent.
- San Clemente Zip Code 92672 sales prices are up 14.1 percent and the sales volume is down 19.5 percent.
- San Clemente Zip Code 92673 sales prices are up 18.2 percent and the sales volume is up 2.0 percent.
This week we has a big difference in the market. The fact that the market has slowed very quickly week over week. It has slowed in the sales volume. That is an indication that fewer buyers are making the decision to purchase. We need to watch this closely in order to know if this becomes a shift in the market.
