New Home Buyer Incentives: More to You at the Ridge at Cal Oaks, Murrieta
The new home developments are back with lovely model homes all around, most especially D.R. Horton's "The Ridge at Cal Oaks." I was there talking to the sales office (who's a great, experienced veteran btw) just last week. These are lovely condos on quiet, tree-lined streets... but you're looking for more buyer incentive than what the builder is offering.
Here it is: the builder sets the price of each home up front, whether you have an agent with you or not. Say they set the price of the condo you want at $300,000. Any buyer who comes along will pay $300,000 as the base price. THE BUILDER REP WILL NOT NEGOTIATE THIS WITH YOU. However, if you have my real estate team as your agent, I can negotiate a credit back to you at close of escrow towards your upgrades and/or buyer closing costs.*
I helped a client sign up just this past weekend at a Temecula new home builder, using this same strategy. She will be getting over $4000 towards her closing costs when she closes on the purchase with that new home builder using my real estate team as her agent.
There are some rules that your agent needs to know about new home communities that -- if not followed -- prohibit the agent from getting the incentive, either for him/her or for you!
We have helped quite a few people buy new homes. You might as well use an agent who is experienced at how these incentives are negotiated, how much they are, and getting the builder to pay you an extra incentive that it's not offering other buyers.
