Sometimes Home Staging Is Simply Making The Best of What's Available

By
Home Stager with Sharon Tara Transformations

Home Staging isn't always about vacant properties. Home Staging doesn't always involve replacing all the furniture with new. Home Staging isn't as "expensive" as most sellers and many real estate agents think.

As a New Hampshire Home Stager, I specialize in owner occupied properties. Most of my consults involve working with existing furnishings...making the best use of what is at hand.

"Creative and Unique Solutions....One Room at a Time" is not just my tagline, it's the nature of my business. Creativity has a lot to do with a successful transformation.

Not every seller is able or willing to invest in new or rental furniture. Sometimes your only option is repurposing what they have. Creative and unique solutions are what make the difference.

One of my favorite examples of this is a Home Staging Consult I did many years ago...one of my first staging jobs.

All these years later, it's still a great example of the difference a home stager can make for very little cost and in a very short amount of time.

The "Before" photo was taken by a realtor, who was planning on using it on MLS.

I convinced her I could get her a better photo.

Although the room is actually quite large, it gives the impression of being small and crowded.  The king size bed has no choice but to go in front of the windows and this makes the space seem like it has furniture placement issues.

The bedding and valances are dated.

Here's what I did:

I flipped the existing bedspread over to the white side.

The seller had an old comforter and shams she had put aside to donate to charity.

I added the shams and placed the folded comforter across the foot of the bed.

She had valances to match the comforter.  I used one of them, but I knew long curtains, one

" I never thought I would be cutting up an old shower curtain for my bedroom,

and have it considered an improvement! "

on each side of the windows behind the bed, would frame the bed and make it feel more like it belonged there.

Here's the creative part:

There was a matching shower curtain.  I cut it up the middle to get my two panels!

folded the top over to hide the shower curtain ring holes and used drapery rings with clips to hang from the rod.

The homeowner found it very amusing, saying "I never thought I would be cutting up an old shower curtain for my bedroom and have it considered an improvement!"

Photographing the room from further back, including the second nightstand, made the room appear more spacious.

Would I prefer having the dresser removed and the carpet replaced? Sure.

Would I prefer NOT having the bed in front of the windows?  Sure.

Would I prefer all new bedding and window treatments?  Sure.

Sometimes it's just not possible.  Sometimes you make the best transformation you can with what's available.

Home Staging is not just for high end homes.

Home Staging benefits homes of all sizes and in all price ranges.

Patricia Feager  Thank you for your enthusiastic comment....you made my day!

Lou Ludwig  There's a lot about home staging that can be taught, but being creative comes naturally and that cannot be taught. You either got it or your don't!

Dianne Goode  Well put...thanks for the support!

Good morning Sharon Tara ,

I see I missed this post too!! So glad Kathy Streib featured this in her "light bulb" moments for the week. You are right sometimes taking what you have can make all the difference in the world and a transformation is made that helps!

What a difference.  I had to really study the two photos to see the difference.  Your "after" photo, with changes does indeed make the room look larger.

Sharon

What a world of difference your changes made. This is such a great example of what staging can be  - not expensive, reasonably simple to implement, and so much more appealing in person (no doubt) and in photos. Great job

Kathy Streib  Thank you!  I had no idea because I don't get AR notifications any more. Does anyone? Is it just me that they stopped sending to?

Wayne Martin  Thank you! I very much enjoyed my day! I hope you did too!

Roger D. Mucci  I have no idea where you were on the 4th. It wasn't my day to watch you!

Dorie Dillard  Bringing in all new stuff is wonderful, but it's not at all practical for most people. I enjoy the challenge of using what's at hand. It's actually quite satisfying!

Sharon Lee  Thank you!

Cindy Edwards  Thank you!  I love that you took the time to really compare the pics. It's sometimes the simplest things that make all the difference!

Is that a new profile picture....beautiful!

Jeff Dowler CRS   I'm going to keep saying "staging doesn't have to be expensive" until people believe it!  LOL

Roger D. Mucci  That's a very good question. I better check that schedule. Maybe Kathy Streib can help me figure out where I fall in the rotation.

Silvia Dukes PA, REALTOR, CRS, CIPS, SRES  Thank you. Just today I used drapes as a throw across the bottom of a bed and it looks awesome. Unfortunately I didn't think to take a pic of the room while the drapes were still on the window. No real "before" pic.  I hate it when that happens!

Praful Thakkar  Oh I'm full of all kinds of crazy ideas like this. LOL

Kat Palmiotti  Thank you!  Sometimes the wildest ideas really do pay off.

Roger D. Mucci   I'm not necessarily the best option if you are looking for sensibility. LOL
