A Buyer is requesting the fee that would have went to Buyer agent be credited to them as they are Buying A Manchester NH area Home without a Buyer Broker. Can they ask for this? The simple answer is they can sure ask, however the Listing Contract is between the Seller and and Listing Agent. The Buyer does not get to make changes to that contract.

 

When there is not a Buyer Broker, the Listing Agent then must complete the tasks a Buyer Broker would have done in addition the the Listing Agent Duties.  

 

 

The Buyer that inspired this blog placed an offer that stated the Buyer agent fee be credited to the buyer or this offer is null and void.

 

The offer was rejected as it was emailed and not written on a standard purchase agreement It contained no pre approval letter and no deposit.

 

There were several offers on this new listing that were submitted correctly and one of those were chosen. The buyer was left to ask why theirs was not. They soon leaned there is a right way and a wrong way to buy a home. I explained what a buyer broker will do for them, and they stated they could do all that themselves. I wished them their best and told them to feel free to contact me if they ever need assistance of a buyer broker.
