Everything is looking up for the Gilbert, Arizona housing market. It looks like the busy Spring buying season is her and in full swing already. The average Active median list price for a home in Gilbert for the month of March 2016 was $335,000 which is a $15,000 increase from the same time last year. Sold home values also experienced an increase. The median price for a home that sold in Gilbert, Arizona in March 2016 was $265,000 which is an increase of $10,000 over last years value. The biggest jump was seen in the New listings coming on to the market. New homes being put up for sale saw a big spike in what sellers are asking for from buyers to purchase their property. 

So what do these numbers mean if you are a current homeowner in Gilbert or you wish to become one? First thought I had looking at the new median list prices vs. the median list prices for resales is that base prices with builders are usually a lot lower than final sold prices.

Sellers do start getting excited and push the envelope on prices as the market gets better and better.
