Yard signs - how big should they be?

I was on my way to the local mall a few days ago and cut down a street I normally take and was amazed at an enormous FOR SALE sign in the front yard of a home in our neighborhood. We live just outside Philadelphia in Berwyn and our house prices whilst they have levelled a little have not collapsed as some markets and compared to other areas of the country our prices are quite strong. We are talking about a home priced at $585,000.

As you come along the road, do you see the mailbox in the background?

So I realize it is for sale, the phone number is still small, and you know there is no website mentioned who is this sign for, the broker or the house?

What struck me was the size of the yard sign, most agents simply place a typical push in the ground sign with their contact details on it, if the house warrants it or some agents out of preference will use a hanging sign placed by a company, these are one piece of wood with a hanging sign from the top. But this home has what amounts to a billboard in their front yard. Two pices of wood supporting a large sign between them.

This home recently was on the mareket for a mater of days priced at $925,000. can you the sign?

So what is the correct size for a yard sign?

I just drove by that sign in your first photo today and my initial reaction was that is a really big sign for the size (and price) of the house! I personally think it looks rather silly to have a huge wooden sign unless it is very large house at an equally large price.

Linda you are so right, and the more I think about this sign the more I think who benefits the broker or the home seller.

I think the sign that size is more for a commercial piece.....the hanging sign is best suited for this property in my very humble opinion.....

Dan I had not thought of this being a commercial sign, yes a hanging sign would have been more appropriate I agree. This is a new company/franchise in our area so that may play a small part in the sign, to me it is just overkill.

There are communities throughout the US that have tried to limit too much in terms of signs. I'm biased (I make signs). But I agree that sometimes folks go overboard and that gets politicians thinking of curtailing signs. I recently made some 8 x 10 inch signs for a customer in one of those restrictive communities. 8 x 10 inches! I wonder if their campaign signs are so tiny? So I guess it can go both ways - too big or too small.

Yet, a sign like that, can start your sellers asking for the same. Inform them of the risks that I've mentioned and they'll agree to let you do it tastefully.

I highly bought the signs are what is selling these homes.

I do know that a yard sign is meant to draw the eye to it so it can can give the message to the passer by who was forced to look at it. For instance.... go to HGTV.com and look at the pictures in the My spaces area under the name possmguts. That's mine. The Yellow background with the black letters is something that almost is impossible to not look at, and it gives the message iintended.

Michael,

When I started in real estate I worked at Weichert, they also have black on yellow because they believe it is a sign that is hard to ignore. It is also one of the signs that does not stop you acting. i heard someone mention that red causes people to stop mentally because of the association with danger. Maybe we should all get green signs in more sense of the word than just color.

That is one big sign. We put yard signs here on posts but they're just about the same sign as the second one in your picture.

I was showing properties yesterday and I saw an auction sign that was huge. I could barely see past it...it's definitely a traffic hazard.
