The Twin Cities real estate market is showing some signs of recovery. One very important number is the Housing Supply-Demand ratio. This ratio shows how many homes are available for sale per one buyer. The Minneapolis Area Association of Realtors is predicting that this figure for April will show a drop in this area for the fourth month in the row.
The highest number of homes on the market per one buyer was in December, 14.38. Since then, the supply has been dropping steadily, and it is projected to close at 7.96 this month.
Here’s the detailed list for the last 8 months:
12.26 10.46 12.45 14.38 10.41 9.09 8.16
Sept.’07 Oct.’07 Nov.’07 Dec.’07 Jan.’08 Feb.’08 Mar.’08

Marzena--Is that statistic for the 7 county metro or 13 county metro? (I belong to SPAAR so our reports are different...Same numbers different reporting.) I think the northern counties still are taking longer to sell but I have seen homes selling more quickly near the heart of the metro.
