Aliki Atrium Condominium

Aliki Atrium is an interesting building. Very unusual and so uncharacteristic for Andy Xepapas, the developer of all these condos, which bear the name of his beloved wife – Aliki.

Tell me that real estate is not about love...

Built in 1980, this 7-story building with units on 3 levels is a very private one with only 27 really spacious units. And, of course, the glass Atrium with glass elevator only adds to the ambience…

One unit was sold in Aliki Atrium since January 1, 2015. And it was a crazy price paid for a 3-level unit with 3 bedrooms and 4.5 bathrooms, which was sold in August of 2015 for only $270K. It was listed initially for $320K, so it was a $50K drop in price… wow.

Just yesterday a Bank owned unit on the ground floor, a 2 bedroom on 2 levels went under contract and the asking price was $307K.

No units changed hands in Aliki Atrium in 2014, and in 2013. 1 two-bedroom unit in 2 levels was sold in 2012 for exceptionally low price of $215K.

And today there is one condo for sale there. It is the largest penthouse unit (4,050 sq. ft.) 4 bedrooms, 4.5 baths listed for $1,200,000…

Tammy Lankford - It sure was well priced. The unit was in legal trouble for years and years... The owner died a long time ago, but the unit was bought together with some commercial properties and somehow they managed to finance it under SBA loan covering 3 properties, and it was a serious mess...

We were watching it for a long time, thinking of bidding at the foreclosure auction, but when you have SBA involved, the second is not wiped, the government can go after the buyer, so we figured it was too risky. And it was.

Very nice post Jon. I liked your statement that real estate is about love. A good agent knows that we may be selling a commodity on the open market, but there are almost always emotions involved. Those who think it's just about selling without taking that into account lose.

Denise Hamlin - you are hitting the chord here with me. Sometimes I have to open the door for the agents, as in condos usually you can't have the lockboxes on the doors.

And I can't believe my eyes and ears watching an agent with a thick stack of listings, walking through the unit and the building, and not saying a word. And there is a story behind, and a beautiful story, and what a difference it could make in people's lives had they know it... but the agents simply walk through it with their mind shut.

We are completely on the same page here Jon. Viewing a home as "just another listing" is completely the wrong way to look at it. Every home has a story. You miss that and you miss out on a golden opportunity to help a buyer into the home that is right for them. (Versus selling them a piece of real estate).

Denise Hamlin - somehow so many agents do not feel this way. We see people coming from other areas, and it does not even cross their mind, that they are not versed in the type of real estate they are going to show, and have no clue about the area.

But hey, they have the license... :)

Dick Greenberg - not having condo-hotels you, probably did not lose much. It has alwasy been a strange product. In Daytona overwhelming majority of them became condpo-hotels at a time, when you could not seel a hotel. Chopping it in small ownerships made it easy to sell.
