Most people associate Home Staging with real estate....improving the appearance of a house to increase it's appeal to buyers. I've written many posts about "Staging to Sell" and many posts about another form of staging...."Staging to Dwell " .
Also known as redesign, or more commonly home makeover, staging to dwell is for the homeowner who is not selling. It's for someone who wants a fresh new look or has a furniture placement issue or needs help with paint color selection.
Last week I had the pleasure of working with a couple who fall into both staging categories.
Lucy and Gary have a home that is over 100 years old. The home needs updating and they plan to make a lot of improvements. They also plan to retire soon.
Lucy told me that, although they don't have immediate plans to sell, resale will be factored into their choices as they decide what improvements to make to their home.
"If we are going to spend the money and do all the work, we only want to do it once!" she told me.
Pretty smart couple!
I was very impressed.
I worked with them for three hours. We discussed furniture placement that would best suit their convenience and comfort while they live in the home and what changes to make to best show the house when it is listed. We discussed which furnishings should stay and which could be given to family members.
We discussed which home improvements would make the most sense and cents. Some of the things they originally thought they had to do I didn't feel were necessary. Some things I suggested they hadn't thought of.
There's a lot of wallpaper coming down and paint color was a major concern. I helped them choose colors not only with future buyers in mind, but colors they will be happy with in the mean time.
I have no idea when Lucy and Gary will eventually list their home for sale. It could be years. I hope it is years....years of enjoying the fruit of their hard work!
One thing I do know is that they will have a show ready home when the time comes!
It was such a pleasure working with them. I love SMART homeowners!
