In March 2015 there were 223 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), up 65% from February. Here’s the breakdown of overall activity.
TOTAL HOMES SOLD
223 (up 65%), 34 Days on Market, Ave. Sales Price $465,387 (up 8%), Ave. sale 98% of asking price
Detached Homes Sold
141 (up 64%), 32 Days on Market, Ave. Sales Price $525,159 (up 11%), Ave. sale 98% of asking price
Attached Homes Sold,
82 (up 67%), 37 Days on Market, Ave. Sales Price $362,608 (up 1%), Ave. sale 99% of asking price
Sales volume increased dramatically in March across the board. 22% of the March home sales were cash transactions, compared to 19% last month. Average sale prices shifted up as well, fairy significantly for detached homes but only slightly for attached properties.
Buyers, on average, negotiated 1 - 2% off asking price but 44% of the homes sold for list price or better. The MEDIAN sales price of detached homes was $480,000 (up 3%), and $306,950 (up 1%) for attached/condos.
At the end of March 2015 there were 301 Oceanside homes for sale, a 7% increase from February. This represents an inventory of only 1.7 months for detached homes (up from 1.5 last month) and 1.6 months for attached homes (down from 1.7 month last month) based on the current rate of sales over the last 6 months – the Oceanside market remains very competitive and is a strong seller’s market.

In March 284 Oceanside homes came on the market, an increase by 9% from last month. The number of Oceanside homes going pending also increased fairly significantly, by 9%, from last month, with 251 pendings (excluding homes that actually sold in March).
