There are a lot of factors to keep in mind when it comes to selling a house, including which calendar season you intend to put your house up for sale. Most sellers know there are certain types of renovations or repairs houses need in order to get top dollar in the current market. However, most are not aware that there are certain ways you can spruce up your home to reflect the season you are currently in, as the right seasonal changes can enhance your houses overall character, thereby enticing potential homebuyers to make an offer.

If you do not have the time or money to make the proper changes, it might be wise to look into a home buying service, as they have the ability to purchase your home with cash within short period of time. However, if you are interested in listing your home, here are the changes you should make to your home depending upon your current season.

Spring

After the harsh winter conditions, chances are, your homes exterior and landscaping are in need of a makeover. Before putting you house on the market, manicure the space by seeding the lawn, tending to the garden, repaving the walkway, and taking care of any exterior problems, including paint issues, cracked windows, or drafty doors.

Additionally, do a bit of spring cleaning. Dust, dirt, and mud can accumulate inside of the home during the winter, and spring is the perfect time to give everything a clean spruce. The cleaner and less cluttered a space is, the brighter and more open the space feels, which is appropriate for the spring weather.

Summer

In the summer, make the most of the season by enhancing your livable outdoor space. Barbecues, cookouts, and pools are on the minds of most house hunters during the summer so it is important to take advantage of the season by playing up your homes outdoor strengths. If you have a pool, before each open house, make sure the pool has been chlorinated and cleaned. The sparkling appearance will invite house hunters into the space. Additionally, stage the space with outdoor tables, chairs, umbrellas, and any other furniture pieces to accent the space.

With the heat, it is a wise idea to keep your home cool during open houses or home showings. Not only will the cool climate make the whole experience more enjoyable, it can show potential home buyers that your air conditioning unit is in good working order. Moreover, consider having refreshments on hand, such as cold waters or other drinks. The added touch will help buyers remember your home.

Fall

Many sellers make the mistake of neglecting their outside space during the fall, as the cooler weather and impending winter can make sellers feel as if it is unnecessary to put effort into their fall landscaping. However, it is important to keep the land looking as nice as possible. Rake up leaves, trim the lawn, and keep the space as manicured as possible.

Lighting is important during fall. With the shorter days, showings and open houses can happen as the sun is going down. Make sure your outdoor lights and walkway lights are in good working order, and make sure there is plenty of light inside of the home. Most buyers are drawn to homes with natural light, but in the dark, it can be difficult to showcase how bright and airy your home is. By making sure there are plenty of lights turned on inside, your home will look as bright as possible.

Winter

If you live in a snowy area, make sure walkways and steps are clear of snow and ice. While it can be difficult to showcase the exterior of your house during winter, do your best to keep the area as clean as possible and to keep your winter landscape well-manicured. Outdoor furniture hidden underneath tarps can look bulky, thus if possible, try to put items like that in storage.

Make the space as cozy as possible. Light a fire, turn up the heat, and keep the space feeling festive and intimate. Additionally, if your house is for sale during the holidays, feel free to decorate appropriately. The added touch of Christmas decor will feel whimsical and inviting.

The seasonally appropriate touches can help your home standout from the rest, helping you sell quickly for top dollar.
