The bane of my real estate life...clients that don't show up for their appointments.  I have blogged about this before - how many times after they miss appointments to you cut them off?  Do you go by the three strikes your out rule?

Do you send them a reminder whether by text, phone or email before an appointment?  Do you inform them if they don't confirm the appointment not to expect you?  How far do you go to make sure that clients keep their appointments with you?

Yesterday, again a leasing client did not show up.  How long do you wait?  I called when I got to the property at the appointed time.  Texted after 5 minutes.  Called after 15 minutes.  Texted again after 20 and finally left a message that I was leaving after 25 minutes and to remind them that they were the ones that reached out to me and that the type of listing they were looking for that accepted a home voucher is very rare. 

Whether a leasing client, seller or buyer how do you deal with this - No Shows!

I have this happen with my clients too, Evelyn Santiago, Managing Broker Heart Realty Group, Inc. ... and it seems like it's a growing problem happening more frequently.  How do you cure bad manners?  Not sure this is one where there's an answer ...

Gene, Well at least I won't take it personally!  Perhaps like other licensed professionals - Dr., dentists and attorneys...we can have a surcharge on  - get their debit card/credit card and charge them a "no show fee".  Works for the corporate landlords for showings.  Pay ahead.   Of course...easier said than done.  Perhaps its time on the buying side to rethink not having "buyers" pay for their side of the transaction.   Have to start thinking outside the box on this one...

Evelyn I would think the leasing end of the business might have more issues with no shows.  I can't remember a no show in years and years. With that said we have a mainly referral business.

 

I have heard that many leasing agents in my area are now requiring a credit check fee and application fee before they even show the property to the prospective tenant.

Evelyn, with all of the communication technology in everybody's pocket, there is no excuse for standing anyone up.
