After exhausting every avenue known to obtain market value for a client's unique home, the next step was recommending a local, reputable appraiser. My clients agreed for the following reasons...
Their home offered all-inclusive resort-style amenities like:
- One-of-a-kind, quality built construction standards
- Custom infinity line pool and jacuzzi with waterfalls
- Private yard, no surrounding neighbors nearby
- Amazing unobstructed views from every direction
- Backed up to the natural landscape of a Nature Preserve
The homes in the surrounding area were dissimilar, so it was very daunting. The appraiser created a formula that took all of this home's upgrades and uniqueness into account, therefore giving true market value.
The process enabled me to price the home realistically, contact potential buyer agents looking in that particular range and satisfy the clients expectations of getting the home sold quickly for more money.

Sellers: When hiring an appraiser before listing a unique home for sale in a community, it is pertinent to contact those with stellar reputations, who are committed to their industry and are locally established!
Anything less than that won't do.
