Olowalu Maui HI
Olowalu is an oceanfront community on Maui with a historically significant shoreline of sandy and rocky beaches. All of the beaches in Hawaii are public access and it's common to see people beachcombing or fishing, even camping out by the water. Beachfront properties sell at a premium and you can see why.
The coral reef off shore is known as one of the healthiest on the island and it's home to black tip reef sharks and manta rays. Snorkeling the reef is a popular activity for Maui visitors and residents.
Olowalu was an agricultural area in ancient times when sandalwood forests covered the higher elevations. Hawaiians used to farm taro and sweet potatoes, among other crops, in the irrigated lowlands. In more recent times, sugar cane dominated the landscape until it became unprofitable. Nowadays the climate is dry and sunny, and there's not much agriculture on a large scale.
Some Olowalu lands have been subdivided into smaller parcels for residences and farms. A couple of acres can be very productive if managed right. With water, plants will thrive and grow quickly. The mild climate favors coconut palms and tropicals. Honoapiilani Highway connects West Maui and Central Maui and runs through Olowalu.

Current MLS listings in Olowalu range from $634,000 for a CPR'd lot in a subdivision to $10,500,000 for 16 acres on the oceanfront. Both are vacant land.

Market update: There have only been 8 land and home sales in the past couple of years. Sold prices ranged from $540,000 to $5,700,000. Both were residences.
