Excellent points - most FSBO sellers don't consider the enormous amount of time it takes to show their house to unqualified buyers because they don't know how to pre-qualify them.

A seller needs to make the home available as much as possible. It doesn't work with buyers to have to jump through hoops and have restrictive times. They will move on.

OH, those people who think they're going to save some money! The paperwork ALONE is enough to put someone in a position of LOSING. The property disclosures, the negotiating skills, the TIMING....yeah, it's all juggling so much that homeowners have no idea about how to handle.

      Showing times are a major challenge for FSBOs.  As you say, unless one spouse is home, or works from home, that Seller may be limited to only showing during evenings and on weekends.  Many Agents and many Buyers will bypass that house.
