Does your office manager also list and sell real estate?

If yes, then he is your biggest competitor.

First, as office manager he controls who gets incoming leads.  Which leads will you get if the office manager also lists & sells?

Even more important, who will answer your questions when the manager is out on a listing appointment?  Who will guide you when the office manager is showing properties?

 

Pennsylvania Real Estate Licensing Act (RELRA) the broker has the responsibility to actively train and supervise the sales agents.  Section 604 of RELRA specifically list failure to exercise adequate supervision over the activities of the employed licensees as a prohibited act & subject to fine. 

After passing the Pennsylvania Real Estate exam choose the broker you work for carefully.  Choose a broker with top notch training program and non-compete broker/manager.  A non-compete broker/manager has a vested interest in helping you become a high producing agent.  

New Agents:  After passing the Pennsylvania Real Estate Exam choose your broker carefully by asking:  Does the office manager also list & sell real estate?

Best choose:  Non-compete broker/manager

If it is a referral to himself yes; otherwise there is a five minute rule wih a round robin and if the first two do not accept he will then take the lead.

In our case it is called being "Nestle's Quik"!

I'm going to have to agree to disagree with you on this one.  Yes, I do list and sell. Do I take leads that come into my office.  Once in a while when it's a lead from a post where the consumer has formed a bond based on something I work with them.  Happened one time last year.  I also worked with several past clients and family members so far this year, but I spend the time in the office doing what brokers are supposed to do... helping and guiding my agents.

That is something new agents need to think about and assess. I think they can do both but it takes a special person to pull it off without dropping any of the pieces.
