Do you know that your agent doesn't work weekends?!

 

Weekends in southern Utah are bustling with real estate agents showing homes to potential buyers in an effort to find that special one. Most will be excited to get an offer submitted immediately once that occurs.

 

So it is interesting to come across the following remarks on the MLS:

 

 

All offers shall be presented and replied to during regular business hours Monday thru Friday.

 

 

Listing Agents: Capitalize on this when going to a listing appointment. If an agent is not fully capable of servicing homeowners when taking a listing, you may become the professional they choose to achieve their sales goals.

 

The corporate world encourages this type of schedule, not the real estate industry. Avoiding weekend work when the majority of showings take place during that time makes little sense to this available, FULL-SERVICE agent.

I know right, Kristin Johnston, Waukesha County Realtor 414-254-6647?! This reminds me of way back when the market was at an all-time high and some agents would only show from 12:00 noon to 4:00 pm Monday through Friday...

Here in the south, we have a number of agents who do not work on Sundays. I've always assumed that those agents have had the "talk" with their clients, especially as they typically provide this information in the listing in MLS so it's not a surprise to anyone. Of course, if a seller is fine with it, who are we to judge? I would have a problem with someone who didn't disclose to his/her clients.

Same with Sundays here Nina Hollander but Saturdays too? If a homeowner is willing to show their home on that day, then why not receive offers as well? Or is THAT little rule the agents way of working banker's hours?

Good morning, Wanda -- I understand your point but maybe the seller is directing that offers are presented within those time frames.  In our market, it is common to see in the mls remarks on a new listing --- offers will be presented on a certain day after there has been a brokers open and one or more open houses.

I can appreciate your opinion Michael Jacobs. When an agent has set hours to accept, present and reply to offers, then that same agent needs to be available to answer questions from agents who are showing homes and need information before proceeding, potentially wasting a lot of time.

In our little 4 stop light down its Sunday off for all. You can't even buy a new car or new furniture on Sunday.

Here too Rob D. Shepherd on Sundays for the most part. I have shown homes on Sundays to clients who were only in town that day, however.

Yes, there is real estate on the weekends, no doubt about it.  And like Michael Jacobs mentioned, some sellers dictate the terms of when the offer is presented.  There are agents who don't work weekends and have coverage, and they do very well for themselves.  Everyone can thrive with whatever business model suits them best.  A

The problem with setting these type of hours is some agents are not available for questions on the weekends when so many of us are showing clients potential homes to purchase. To have a discussion whether they have multiple offers or have accepted and it does not reflect the MLS information to avoid wasting time and resources. And yes, everyone has the right to set their schedules as they see fit, though it may inconvenience many.

This will vary from listing to listing.  Depending on their preferences.  We also have agents that insist on taking Sundays off.  Need that time with family and energize.  Agents know ahead of time not to expect calls from those agents on Sundays.  Mark

Yes, it is important to take time for yourself, I am an avid believer in that. If I need to call an agent on the weekend, I will do so. Whether they answer or not is their decision.

Hi Wanda - We see a few agents in this market doing that, and if it works for them, fine (but I'm betting it doesn't really - they don't seem to be around long). We work when our clients are available, period.
