Lake Forest is a community in South Orange County that incorporates five unique communities with several different neighborhoods within each.   Communities include:  Lake Forest North, Lake Forest South, Bakers Ranch, Foothill Ranch and Portola Hills.

In Lake Forest the Median price to purchase a detached single family home was $677,000.   Lake Forest home values were up 4.8%,  with just over 2 months of inventory available.

Lake Forest Attached Home Sold in March 2016

For attached homes, the median price to purchase a home in Lake Forest in March was $397,500. Attached home values were up 4.6%,  with just over 1 month of inventory.   

If you are a condo, townhouse, paired home owner in Lake Forest and thinking of selling.... NOW IS A GREAT TIME!   It's a great time for any homeowners, but year to date attached home sellers have seen a 17% increase in pricing.  With just over a months of inventory, demand is high!!

As noted above the city is split out into different communities when it comes to real estate, below is a quick look at the how all the neighborhoods performed in march:

Lake Forest North: 

  • Median price of a detached home:  $687,000 up 6.1% with 2.5 months of inventory available
  • Median price of a attached home: $375,000 up 7.4% with 1.1 months of inventory available

Lake Forest South:

  • Median price of a detached home:  $637,000 down 1.2% with 2.2 months of inventory available
  • Median price of a attached home $430,000 down 13% with 1.5 months of inventory available

Foothill Ranch:

  • Median price of a detached home: $681,000 up 3.2% with 1.7 months of inventory available
  • Median price of a attached home: $332,000 -7.8% with less than 1 month inventory available

Portola Hills:

  • Median price of a detached home $749,000 down 5.7% with 1 month of inventory available
  • Median price of a attached home: $577,000 up 32% with .5 months of inventory available

Reviewing these numbers you can see homeowners who are considering a move, have a huge opportunity to receive top dollar for their home.   Homes that are priced well, presented well and marketed well sell and often times with multiple offers.
