This past weekend, I was showing property to one of my buyer clients. During the course of the day, the client identified two homes that he wanted me to check into further before making an offer. After leaving messages on the other agents voice mail, I heard back from agent # one within an hour or so of my original call. Agent # two did not return my call by the end of the day on Sunday. No big deal, I try and take Sunday's off myself. On Monday, still no call, so I left another voice mail message. Tuesday, same thing, no call. Wednesday I leave another message and finally get a return call about 4PM in the afternoon. The agent was quick to apologize for her delay in getting back to me. What she said next made me sad and angry all at the same time. This woman had to two part-time jobs in addition to her real estate practice, recently divorced with two young mouths to feed. Very sad!

This got me to thinking about her client and if they were made aware of the fact that their agent was part-time at best. Not even mentioning the fact that my buyer client was ready to make an offer on the first house because we did not hear back from the agent for four days after my original phone call. While I feel sorry for agent # two, I feel even more sorry for her clients. Do they know that they do not have full-time representation? Would they be ok with their agent not returning a phone call to another agent for four days? How pissed dissapointed would they be if my buyer and I had written an offer only to find out that the offer was not longer valid because the response time had already expired?

I know we all have challenges to overcome but now more than ever, buyers and sellers alike should only work with full-time agents to represent their best interest. The key phrase here is not full-time but rather best interest. I find it impossible to believe that an agent can truly be affective and represent someone's interest as a part-timer.

That is the reason that I only work with full-time agents.  You have to be very special to be able to pull off he double header.

You are nicer than me. I would have phoned the broker of her office by the end of day #2. I to feel sorry for that agent but if they can't handle their real estate listings they should have a co agent to help them out.

If she was one of my agents I would want to know that they aren't returning calls. The broker is just as responsible for that listing as the agent is, and needs to know if their client is not getting proper representation.

I would have called the broker to get a hold of her also.  I loathe part timers as they're saying real estate is not a "real" career, but if they can get their work done, that's their choice... but when they sacrifice their clients because they're a part timer, time to move on...

Any agent who finds it neccessary to have other job committments should out of Proffesional Integrity should at the very least refer the client to an agent who can service the client. This is becoming a widespread problem. Get in or get out.

Even working part time jobs you'd think she could return a call.  I am not sure it comes down to full time vs. part time, but rather a commitment and pride of doing a job well.  It doesn't take much time to return a vmail.

He who snoozes looses. I call back most inquires within 10 minutes if I am not with clients. My goal is no more than 2 hours. Part time is ok but do your job for your seller clients!

I totally agree with the majority here.  I am a BEST INTEREST agent.  It is in my Best Interest to service my client properly.  This was poor service and I wouldn't have called her after day 2 (Sunday included).

Doug - I don't think that woman had an excuse for not calling back, no matter how busy. I feel sorry for her clients.

You made some great points in this blog - Another thing with dealing with a part-time agents is that they make full time agents (such as ourselves) look bad to our clients from the lack of turn around time.  There have been many times that my buyers want an answer ASAP - When working with a part-time that is almost not possible.
