The Contractor Parade....Or not....

    Awoke to find an email from a Selling agent for one of our listings recently inspected.  He announced...without verifying with us ...a long list of contractors...several duplicated in the same trade....and the times over the course of days that the would have appointments to inspect their area of speciality.

 contractor group  The house is vacant...which is not the point. We don't have  inspectors or contractors typically go into any listing...vacant or not withoug being accompanied by an agent. Betting that the agent is not taking a whole day to sit at the house and observe the parade...and has not asked if we are available for such a lengthy task.  

    When an inspector points out areas of concern in a report, typically, the Buyer's agent arranges...after consulting with the listing agent for a contractor to thouroughly evaluate an area and make recommendations to repair or replace whatever it is  that is a concern.  Some of these concerns we know to be covered under warranty and the parade may well not be necessary IF there are repairs or replacements that may be required.

assume  Assume....such a dangerous thing...assume that without asking...anyone at any time can enter a home.  Everyone has had the contractor who....left the ....lights on...door unlocked...the  window open...etc., etc.  We are vigilant about checking a home ...especially one that is vacant for any such issues.

    Consideration...good manners...treating others and their property the way you would expect, like, deserve to be treated...goes such a long, long way in making communication and a transaction run smoothly.  Assuming you know anything...without finding out both sides of everything...a dangerous and disruptive thing to do.

That sounds like a lot of work that could simply be accomplished by a single home inspector.  If there are issues to follow the inspection, THEN the parade, if needed.

That is what happened Jay Markanich the inpsection was done..BUT the agent invited the parade without notice to us as the listing agents...it begins this morning and "notice" was given after midnight...I don't think this was accidental timing.

Wow this is really an agent assuming they have free reign without requesting times for the vendors to enter. Many vendors can enter the house through our supra boxes (they've join our MLS) so I'm seeing more of this too!
