Should Home Stagers Offer A Discount If A Staged Home Doesn't Sell?

I was at a meeting with some newbie home stagers last week and one of them asked about giving guarantees to sellers.

She wondered if stagers ever offer a discount if the property doesn't sell in a certain amount of time.

I've never heard of such a deal. Neither had any of the other three seasoned stagers that were there.

Home staging is a service. Yes, some service providers offer guarantees, but only when they have control over their service.

With home staging, there are too many variables that the home stager has no control over.

 

Here are just a few examples of things that can affect how long a home is on the market, regardless of whether or not it's been staged:

 

Price.  If it's overpriced, staging won't change that. 

Poor quality mls photos. Pictures create first impression. Bad pictures = less showings.

Sellers don't maintian "show" condition.  Once the stage has been set, it must be kept that way. 

Sellers don't do everything the stager suggested, or decide to make changes the stager advised against.  Stagers give advice. Homeowners choose how much of it to follow, and to what extent.

Agent and/or sellers limit showing times.  Some people are difficult to work with. If it's not convenient to see the home, or it's difficult to reach the listing agent, potential buyers move on. 

 

Home Staging is PREPARING and PRESENTING a house to increase it's emotional and visual appeal to the greatest number of potential buyers.

Statistics show that staged homes (this includes Home Staging Consults on owner occupied properties) spend less time on the market. Less time on the market means more money for the sellers.

However....

I tell my clients that I can't guarantee their house will sell any faster or for more money.

What I do guarantee is that I can make their house show better. I can show them how to make their house more appealing to more people.

Good morning Sharon Tara wow...I can't imagine a stager providing a guarantee.... they're not doing the marketing, first and foremost... a home sale is as good as the abilities of the person who is in control of the marketing.... the home stager is a team member to the marketer and makes the home presentable so "the eye buys."
