First of all, I am a really bad dancer. I was in college during the Disco years and just never fully recovered. I did look good in the Polyester suit, though. But I digress.
The dance I am talking about is the one that happens between a seller and their listing agent when discussing a listing price for their home. It begins with the agent discussing relevant properties in the area and the prices they sold for. Then the seller discussing why their home should command more.
The wall flower agents, those that don't know how to dance or prefer not to, will accept the sellers opinion and put the home on the market for a premium price. Sometimes this works. Most of the time this listing will eventually show up in the expireds.
The disco agent will aggressively place a price out their and defend it to their death, or at least until the seller replaces them with another agent. And then there is the ballroom dancer agent. Trained to flow gracefully from point to point. Always looking like a professional and working with the audience to provide the best show possible and to entertain as many people as possible. These agents really give their all to their seller clients.
Just as a side note, I did take 5 lessons in ballroom dancing. It was fun but the instructor intimated I might want to stick to my day job.
The dance with a seller should proceed through information gathering for the client and then this current market information should be analyzed and presented in such a way that agent and seller agree to a reasonable listing price that will sell the home in the shortest amount of time and for the most money.
This, my friends, is the dance that we all should practice. Agents and sellers can make beautiful dance partners if they work together towards their common goal.
Now, I believe that I will go ice my knee. Just thinking about the disco times makes me ache all over.
