Take time to step back and evaluate what is working:

    • How many listing appointments does it take to obtain a listing?
    • How many prospects do you need to obtain an appointment?
    • How much money are you spending on advertising?
    • How many leads are you generating?
    • How are you spending your time?

To be effective, you need to know your numbers! Can you plan, hire help and delegate like a CEO, or do you feel like you need to do everything yourself.

As the CEO of your own business, you have the opportunity to do the things you got into the real estate business to do: make more money and have more free time!

Ron- when you are evaluating do you record anything to look for trends over time? What are you doing to develop a residual income stream?

Raymond, where does the counseling to relinquish control fit in?  Is there a 12 step program for that?  I've tried VA' in the past, and have gone through 4.  I don't even have the VA's doing very much because I want them to do the small stuff first before I give them more things to do.  If I have to constantly follow up with the small stuff, I can save myself time by doing everything myself.  I wish I could find a really good VA who loved to just sit and make phone calls all day long.

HMMM, maybe someone there can do that for me??  Someone could call my database 2-3 days a week on their lunch hour... anyone looking for risidual income for making calls?

Donna, (lol) "Hello, my name is Donna and I'm a control freak. Will the moderator of this meeting step aside so I can take control of the meeting..." After trying 4 VA's I'd say it's time to look at expectations, yours and the ones you set for the VA.

Do you have a clearly defined list of activities you want the VA to manage and have their agreement to perform those activities before hiring them? What are the specific reasons you are given when the VA's stop working for you? Just trying to get the rest of the story because if anyone needs a VA, you do!

Have you tried Lisa Lundt's VA, Charlotte? She has used her for years and highly recommends her. Lisa is in Las Vegas but I can put you in touch if you like.

Hi Raymond.  Yes, I've spoken with Charlotte.  She doesn't do what I need done because she's licensed out there, but not in Texas, so she's more limited.  I need a VA to sit and make calls.  That's it.  I've advertised the job as a "telemarketing" job.  Calls only, no marketing, no ads, no flyers, just calls... Only one has ever given me a reason and that was that she got her license and wanted to do real estate.  The others have just disappeared off the face of the earth and stopped returning emails/calls asking what was going on.

So, I know I'm not asking too much and nor do I have high expectations because all they are to do is make calls through my database and try to set up appts.  Yes, I have had signed agreements for what they are to do... I even paid well.  Next step, trying to get my mom to do it... but doubtful.

Donna, my experience with managing telemarketers is that you have to go through quite a few to find a good one, one that fits your needs and is engaged with your mission. Have you considered outsourcing any other of your less than $500/hr. activities?
