Will Listing a home on a certain day of the week produce more Buyers?

Is there a secret to getting more potential buyers to see a home for sale? While at a listing appointment yesterday, 3 other agents also waited for their interview with the Seller. I was last in line which has pros and cons. The Manchester NH Home Owner asked me, what day of the week I would list on to attract more Buyers. I did not hesitate to tell them there is no day that is better than another, any day is a good day as a quick sale depends more on the listing price and sheer amount of marketing that will attract buyers.

 

As if on a game show the Wife jumps up and yells "WRONG."

 

Shocked to say the least, I listened to hear their opinion. I am always open to learning something new. The seller proceeded to tell me the first big company agent they interviewed told them the best way to sell the house was " to list it on a Monday, then wait 2 weeks before placing it in MLS or starting ads to "build interest" with a (coming soon) listing" .

 

What do I have to say about that they asked? Cue the crickets... Before I spoke I had to collect myself as the Hard Truth is How would keeping the home out of MLS and local ads for two weeks attract more buyers than a FULL Marketing campaign starting in day 1 of your listing? I asked are they ready to sell? YES, they answered. Then I asked is the home ready to show as soon as it is listed? YES, they answered. Then my opinion is there is no need to delay a full service marketing plan...

 

The short answer is that when you list a home, you want it in front of the most potential Buyers and Buyer Agents you can. The most interest is always when it hits the market as a new listing. There is no good reason to delay that if the home is ready to show and seller ready to sell. Many of my new listings sell in just a couple of weeks with some in mere days. In those 2 weeks of waiting for the franchise agent to find a buyer on their own without marketing, the home could have already sold when using a marketing blitz.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

Scott- it makes sense to me.  The only reason to delay is if the property is not ready to be shown in its best light.

Scott some agents use that line with home sellers in my area so they can double dip. Not good for the sellers!  If it's ready go full speed ahead with marketing and get that home sold in the first 2 weeks hopefully (if priced right).

Hi Scott - That two weeks before putting it in MLS is a self-serving and greedy move. Here, it requires informed consent, including disclosing the fact that limiting market exposure can hurt marketability. I hope they chose you.

Scott, That would be against the rules in my MLS.  We can't do "Coming Soon" or any prelisting marketing.  I agree fully with you however, once a home is ready for the market, get it listed.  What happens to all the buyers who choose something else rather than wait for yours to come on. 

In addition, as a pocket listing, it creates an unfair playing field for the listing agent who would want to double end the deal before exposing the home to the full market where other buyers would need to compete in price and terms.

Our MLS recently created a "coming soon" listing status. It allows the seller time to prepare their home while marketing the property to agents. Of course, agents can share with their buyers, and it creates momentum and hype. I showed such a listing last week. The hype didn't match the condition of the home at all. Both my buyer and myself were highly disappointed. I'm sure it works at times, but I think you nailed it. Price and marketing are the keys.

I'm an agent that does my full marketing strategy from day 1 ... I want every single agent out there helping me (and my seller) get the house sold.  I'm only one person ... why would I want to hold back.  If your listing starts on Monday ... it's already in the MLS when most agent are getting up in the morning.  I want to be on their Hot Sheet so that their hot buyers get the benefit of the New Listing.

I don't like the Coming Soon signs. To me it is just an attempt by the listing agent to sign up more buyers as clients .  As an agent, if I see a coming soon sign, I can find out more about the house before it goes into MLS..still, I feel it's most fair for all buyers and their agents if it's ready to sell...it's ready to go into MLS.

Dear Scott,

If a particular day of the week would be best, it seems, we would have figured out which one by now. I have even sold homes that were listed around the Christmas holiday, which by conventional wisdom seems all wrong. Luckily, it only takes one buyer to make it work & you never know, when that person will be out looking.

I agree with Michael Jacobs  "it depends" first it better be a sellers market if you are going with this strategy, second it is good to have a virtual tour, marketing campaign all lined up and when you are ready to expose it to the world publish it at the same time... Now I believe that local markets differ... hence you do what works in your market not necessarily what others "think or believe".... Sounds like I need to do a post what works for me...Endre

I read an article once that said Tuesdays and Fridays were the best days to list the house on the MLS. I haven't seen any stats that confirm this.

I love your rational answer to this question. The only caveat I can really think of applies to the scenario when a home or seller truly is unprepared to show or sell. "Coming Soon" makes sense to me if home repairs or circumstances make showing or listing temporarily difficult.

Had a listing interview and the seller was told by another agent, he'd be back in a couple days after they had the place cleaned up better. Got the listing and the day the other agent called to discuss the listing it was already under contract and closed within a few days. Listing to close marketing time was 9 days.  If the property is ready and everything else is set, just do it. There is a reason sellers put their property on the market; they want it sold ASAP.
