SEARCH:
SEARCH MULTIPLE LISTING SYSTEM AND PRESENT PROPERTIES TO BUYER
SET UP AUTOMATIC UPDATES, SO NEW LISTINGS THAT MATCH BUYER’S CRITERIA DO NOT “FALL THROUGH CRACKS”
DISCUSS POSSIBLE CHOICES WITH BUYER
SCHEDULE APPOINTMENTS TO VIEW PROPERTIES
SHOW “CONTENDERS” TO BUYER
PREPARE AND PRESENT OFFER TO SELLER’S REPRESENTATIVE
NEGOTIATE ON BUYER’S BEHALF
CLOSING
SUBMIT EXECUTED CONTRACT TO LENDER
COMMUNICATE WITH TITLE COMPANY, LENDER, SELLER’S AGENT
MAKE SURE THAT ALL CONTINGENCIES ARE MET IN TIMELY FASHION (TO PROTECT BUYER’S ESCROW)
ASSIST WITH SCHEDULING INSPECTION, APPRAISAL
PREPARE BUYER FOR CLOSING PROCEEDINGS
PERFORM ‘WALK THROUGH’ WITH BUYER
ATTEND CLOSING (IF NECESSARY)
And last, but definitely not least: BE AVAILABLE. I will not promise you that I always answer all the phone calls. I DO NOT have my phone on, while with client. And there are hours of the day (well...night really:)) when I am with my family only. But usually I return phone calls/texts within two hours or in the morning if phone call comes after 8:30 pm. I promise that I will not “leave you hanging”.
