open house



  • 1)  Are Broker Open Houses still a good means of effective exposure of your listings? 

    2)  Have you held an open house recently? 

    3)  Did you see much traffic?

    4)  Do you have anything innovative that seems to be working for you?


I've spoken with not a few agents and the feedback I'm getting is that this once wonderful exposure tool seems to be dying in our marketplace.

I've tried offering free food, drinks, raffled off gas cards.  I'll get 2 or 3 visitors.  That's it.

I've also noticed that since the begining of this year very few Brokers are visiting Broker's Open Houses. It seems like this trend is countrywide (I'm in Los Angeles).

All my Real Estate life I have worked with developer property and walk in traffic.  Geat living as long as you have it.  I now work with a large brokerage outfit and I love to do open houses.  I do them every Sunday from 1-3 and get in front of anywhere from 10-60 people.  Granted the majority of them are looking for a life, but there are some real winners that come in sometimes.  I figure if I can get 1 or 2 out of ten to be worth following up with it has been worth my time, plus I build my data base at a very fast pace.

 I find the newer the house, the more people I get.  Change the ads every now and then so they don't get stale.  Make everyone sign in.  I just ask people to sign in so the owner will know I was there doing my job.  No one minds doing that.  I also have a note at the bottom of my sign in sheet which says I do not sell or share their information with anyone.

I try not to do homes under $600,000, but if it is nice I will do it.  Homes over $1M can generate some really good people as well as homes with great views or in gated golf communities. 

I don't know if open houses get the house I am in sold, but it does get something sold down the road.  Very selfish of me, but open house are walk in city as far as I am concerned.  You just need to qualify in a hurry, focus on the good ones, and follow up.

Here in Dallas it really depends on what part of town the home is in.  The Preston Hollows area gets better tour traffic than anywhere else.

I personally only go to broker opens that are close by - this is simply because of the gas prices.  I will go out of my way to attend a broker open if I have a specific client who may be a good fit for the property.

We have listing where our consumer traffic has been tremendous and the agent traffic has been nominal.  Part of that may be gas prices and I think part of it is many agents wait until their clients bring the house to the agent.  The Internet is changing the way we do business, not all in a positive manner.
