Sellers can mazimize their equity by selling in this market in 2016. The inventory has turned the corner and increased in may 2016. There are currently 77 homes on the market in Framingham from as low as 225K up to 3.7 million. Whether you are a seller looking to maximize your profit, or a buyer competing in multiple offer situations, you need to have a game plan to succeed. If you are a buyer you can only succeed with an experienced agent who has been through a sellers market and has the baility to negotiate on your behalf. That does not mean they may get the first house that has multiple offers, but there is a way to negotiate to success if your agent has experience at it. As a seller, the increased inventory in Framingham means that your home has to stand out from the others in your pricerange with either updates or top condition or both. Sellers are selling at top dollar or asking price and in alot of cases over asking in the most desirable areas and best condition. (at the right price for comparable properties)

For buyers that act quckly , there will be multiple offers but probably not as many with the inventory increase. There are still so many more buyers than homes on the market, especially in a huge town like Framingham. The market is improving slightly for buyers in Framingham, while not hurting sellers looking for their asking prices. Towns in the Metrowest area closeby to Framingham will see a slight uptick in inventory but no so much where it will make a huge difference.

The Framingham market allows homeowners easy access to the major highways, Rt.128, 495, The Mass Pike, Rt.20, 126 and Rt.30, and of course Rt.9 for shopping and lots of dining choices. The town is also improving its infrastructure with roadway improvements on Rt. 126 , a new Town Hall and recently added a beautiful new public Library on water St. in the Nobscot Section of town. There are many grocery stores Trader Joes, Whole Foods, Stop and Shop and Walmart. There are also two malls, the Shoppers World, and Natick Mall (for more upscale shopping alternatives). Framingham is halfway between Boston and Worcester. Whether you are working in the city, or more West in Worcester, you can get there within 30-35 minutes in either direction.  Just because the Framingham housing inventory has increased in the Spring in 2016, you can benefit whether you are a seller or buyer.
