One of the most neglected, misunderstood marketing tools in the real estate property listing toolbox is video.

Making real estate videos has some powerful advantages in the marketing of a property for sale. The listing is not just described with a fill in the blanks approach and some hurried uploaded series of pictures.video drone for real estate image

More details and a feeling you are there, that it is an open house on demand happens with real estate video.

Sight and full motion is a big component but the audio is 40% of the online experience for the real estate buyer on the other end of message.

And way beyond the how big is the living room or is there a rec room, an extra bath, the story of the listing has to be told. Sharing in a conversational approach like you and I would exchange if we bumped into each on the street, parked next to each other at a diner lunch counter stool.

There is an old advertising expression about "sell the sizzle not just the steak".

I just listed a home in Houlton Maine that is a one owner, carefully built by a well known local contractor. I want the audience to know that it was better built and the audio shares those little things that make a big impact on the reaction to the property listing. you tube video for real estate photo

It is important to share the details of how the home was used too.

These details only a local real estate broker would know, not a west coast portal that is ZZZzzzzzz asleep. So limited. Not just inaccurate.

This property seller had a lake cottage and was gone a lot of the time. So with just a one child family, this Maine home has no miles on it. Tell the story, share the property listing story.

Richie Alan Naggar ... Putting yourself in the shoes of the seller, the buyer... strike up theconversation with them in mind. That is how you connect with your audience... you see them one by one and talk to them, not over them. Be friendly, be helpful. Don't waste their time.

JM Padron, CCIM ... If you only use music to avoid dead air, it is filler, wasting 40% of the real estate video audio. The audio adds depth and detail to what the flow of full motion is doing to engage your real estate buyer, seller. Jake brakes, barking dogs, the sellers talking about the family barbecue and pushing kitchen chairs back and forth cause distractions. So does the wind. There is an art to real estate video and study of the audio!

It's so much better with the audio description...such a personal touch. I like that it's really a "video" not just a slideshow like other agents use and call it video.
