You've heard of AVMs, haven't you? They're Automated Valuation Models third party real estate websites use to place values on real estate. Zillow's "Zestimate" is perhaps the most infamous. These tools are fun to use, but they may not be the most useful way to calculate real estate values. Why? Well, they're not human, for one thing.

Like snowflakes, no two homes are exactly alike. Even seemingly identical new construction dwelllings have distinct advantages and disadvantages that make them more valuable (or less) to buyers. So many factors influence market value of homes, many of which rely on human emotion and senses, preferences and perception, AI (artificial intelligence) really can't measure up to a human expert when it comes to valuation of real estate.

Wow, what an excellent site. Loved the look, loved the feel... a bit misearbly envious :)

As for accolades to the idea, not so sure. The idea would work perfectly on a small segment of the market or on a unique niche, but if you attempt to give value for any property in any location in DC, you are unlikely to do better than AVM...

It is the same problem. We are good at what we know well, but knowing DC that well is problematic

Thanks Jon, we worked hard on our 2016 redesign all the way through 2015! Two more roll-outs to go, so it's not over yet! I think the point of HVM is that we have 5 senese and algorithms don't. Any Realtor who knows their DC neighborhoods, views a listing and its comps will best a defined set of criteria input into a machine by someone in another part of the country. It's why Realtors are still relevant and valuable to buyers and sellers. BTW, I love that your website has a very defined focus---smart!

Excellent post The Isaacs Team llc , your are right that the AVM's are interesting to play with, but when it is time to get serious, get an HVM.

There are pros and cons to everything. An AVM has no human touch and can be considered as natural by not having any interest while HVM has the  human touch and by nature might have an interest. HVM can be more accurate while AVM is just a mathematical algorithm. The other problem is the Millennials who have much more trust in algorithm on any real estate agents stories.
