Condition of Home After an Inspection

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

This goes beyond the usual tracking of leaves or dirt into the entry. But it is still unusual to receive a phone call from my seller after a home inspection because the home inspectors left the home in a mess or, worse, unsecured.

Although, I will say that once a seller told me he went around the house and stuck small strings in all of his drawers so he could tell if a home inspector opened his dresser drawers. He wasn't totally crazy, just a bit obsessive-compulsive and a little paranoid. After some of the things I've seen and heard over the years, he doesn't seem that far off base in retrospect.

You can read more about this in my personal blog today at this link: Short of Having the Seller Present at the Home Inspection.

As in many places, Home Inspectors are not licensed or regulated.  Some are licensed contractors, others just took some on line course.  Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents it behoves a client representative to find out the background of the inspector.  If something like this happened here, word gets around fast and the person would be out of business.

Once heard of a home inspector who unplugged a stand alone freezer to test an outlet.  Never plugged it back in.  All the food in the freezer went bad.  Thankfully, he didn't argue when asked to replace the food.

Hi Elizabeth -- like Josh on your team who you mentioned in your post, I've been known to "wonder" if I shut off a light or double-check a door.  A quick return back allows me to sleep better.

Good afternoon Elizabeth,

Here we have to accompany them when they go inside to make sure they do what they are supposed to do.

One consolation they hopefully do not booby trap them!

Make yourself an astonishing day.

Hi Elizabeth.  Josh wasn't there watching the home inspection?

That was the buyer's agent job. It is the buyer's agent who is responsible for securing the home and cleaning up after a messy home inspector.

Word would get out pretty quickly if an inspector didn't treat the client's home respectfully and they wouldn't get much work. The preferred/referred ones are pretty busy.

Good morning Elizabeth. That is a good reason for at least one of the agents involved in the transaction to be at their while the inspection is going on.

The agent was there. He just didn't realize or didn't care.
