Need to sell your home fast and want it to look like presentable to the buyer? Here are a few things you can do to give your home a positive showing.
Has your spouse been transferred in their job, or possibly your home is too small for your growing family? If you decide to sell it, you can get the most money, and a fast sale if you follow these simple guidelines.
List the home with a real estate agent. You might think it is better to sell it yourself, although, the average homeowner does not know about contracts. When the sales agent comes to see your home, make sure you tell them everything about it. This way they can list it on paper. If you know there are problems with the home, tell them also. This way there won't be any surprises later for the buyers.
If both sellers of the house work during the day, have the real estate put a lock box on the front door. This enables other real estate offices to come and see your house when you are not there. Have them place a sign on your property. A nice wood sign is sturdier and more attractive then a flimsy metal sign.
When a real estate office calls you and tells you they have a possible buyer that wants to see your house, clean the house thoroughly. Make sure all dust is off the furniture, the light fixtures are clean, and mirrors are clean and the carpets are vacuumed. Buy some potpurri and simmer it, this will give the house a nice smell if someone walks through.
Turn a radio on low, not rock and roll, something that is soft. Turn on all ceiling fans, lights and make your house look airy. If you have sunlight that day, open up the blinds and curtains. The idea here is to show people what the house will look like when they are in it.
Next, make sure your house is not overfilled with furniture. A house that is crowded with furniture will turn off a potential buyer. They will not be able to see where their furniture might fit if they bought the house.
Take some of the furniture and put it in storage for the meantime, or another room where furniture is lacking.
If there are any water damage lines or spots on the wall or any dirt from fingerprints, paint the walls. To hide water stains, use Kilz, a waterproof sealer that will not let crayons, ink and fingerprints show through paint.
The more you do to make your house picture perfect, the less the buyer has to do and this makes for a faster sale.
